Client Brief
Provide Construction Management services for the erection of 12 No. new 2,3, and 4 bedroom houses. The Planning Approval dictated the project to be Code for Sustainable Homes Level 3 in addition to a diverse selection of house layouts and external materials.
Why Bakersgate Developments?
Latchmere Properties were introduced to Bakersgate Developments by recommendation from three members of the project team, including the Project Architect Gerry Lytle Associates. Bakersgate Developments were able to demonstrate to the project team that they were able to work within a tight budget whilst giving maximum flexibility to procure works efficiently whilst passing all savings back to the Client.
Project Summary:
BDL prepared the construction budget which was then split into Trade Packages and tendered to a selected range of subcontractors and suppliers. Assistance was given to the Code Assessor to achieve the Level 3 as required to meet the Planning Conditions and this was achieved with the inclusion of Air Source Heat Pumps with underfloor heating.
An experienced site team from BDL enabled works to proceed unhindered during the preparation of a Highways 278 Agreement which took till late in the programme to conclude. BDL Risk Managed an Archaeological investigation through the construction period with minimal cost and disruption to the works.
The Construction was Timber Frame requiring early definition of requirements ensuring delivery of the structure on time.
BDL managed the works from the Planning Stage, design works and all site activities through to hand over and occupation including managing purchasers requirements.
Project completed with a final cost £1.5m within budget.
