Client Brief
Our client, Bespoke Properties Ltd, is a developer who had bought a disused garage and had consent to build 21 flats and 2 retail units on the site.
The project involved the demolition of the garage, including removal of petrol tanks and other contamination, extensive ground stabilisation works (the site is on a steep hill) and the construction of 2 timber frame blocks.
Why Bakersgate Developments?
Our client had a specific requirement for a timber frame and also, having been a developer for many years, knew of the benefits of constructing using the Construction Management form of procurement.
Our client had been recommended to Bakersgate Developments by mutual colleagues with whom we had both worked previously.
In addition, Bakersgate Developments were able to demonstrate a track record for successfully completing residential projects with Construction Management.
Project Summary:
This project had two significant challenges:-
Ground stabilisation and earthworks
Timber frame structures with non standard layouts
Working with the client, designers and specialist subcontractors, Bakersgate Developments and the team worked through the project challenges to design out, where possible, the risks. This meant that the client’s risk and ultimately the outturn cost was carefully controlled to the client’s benefit.
