Client Brief
Our client owns a farming estate in South West Surrey and as part of the estate he had approximately 12,000 ft2 of redundant Grade II listed barns laid out around a courtyard and a Grade I listed granary. Our client had recently gained planning consent to refurbish the barns and reuse them as offices.
Why Bakersgate Developments?
Our client was recommended to Bakersgate Developments by a number of mutual colleagues for whom we had successfully provided construction services in the past.
Initially, Bakersgate Developments were appointed as Project Managers but it became apparent that the project would not be delivered within the project cost constraints if a traditional JCT main contract were to be adopted. Bakersgate Developments recommended that significant cost savings could be achieved by using a construction management form of procurement.
Project Summary:
By working closely with the designers and specialist subcontractors Bakersgate Developments were able to achieve cost savings in the region of 30%, all of which were passed back to the client. Savings could be split into 3 distinct catagories:
Procurement savings:
Reduction and rationalisation of the designs to reduce expenditure. One example was a complete review of WC provisions resulting in less capital expenditure and more lettable space.
Review of envelope designs to improve efficiency of construction.
Phase 1 was also awarded “Highly Commended” in the Waverley Design Awards 2005.
